Loans: These are fixed rate or adjustable rate mortgages where the loan

100% Financing Loans: This program provides
a loan for 100% of the sales price. This is a perfect loan for the home buyer
that is ready to buy but has limited or no funds available for the down payment,
or the buyer who chooses not to move or liquidate assets.
Adjustable Rate Mortgage (ARM): Allows a lower
initial interest rate for a specific time period. After a specific time period,
that you have elected upfront, the interest rate may increase. The time period
that most ARM's can be fixed is one, three, five or seven years. This loan allows
home buyers the option of getting the lowest monthly payment. This loan is most
suited for home buyers who anticipate an increase in their wages down the road
but want the most home now, home buyers who do not plan on having the mortgage
more than five years due to paying off the mortgage or selling the home, or borrowers
who anticipate trading up in homes in the near future.
Low Documentation Loan: Reduced documentation
that the home buyer has to provide about their income and/or assets.
No Documentation Loan: Elimination of documents
verifying home buyers income and/or assets.
